“THE FIZZ Frankfurt” on Mainzer Landstrasse

Inter­na­tio­nal Cam­pus AG is crea­ting a stu­dent resi­dence
in Frank­furt am Main. Fol­lo­wing exten­si­ve reno­va­ti­on and rede­ve­lo­p­ment mea­su­res,
a vacant office buil­ding at Main­zer Land­stras­se 323 will house about 390 new stu­dent
apart­ments. The apart­ment buil­ding will be in the cen­tral­ly loca­ted dis­trict of Gal­lus
and will have appro­xi­m­ate­ly 8,500 squa­re met­res of living space cove­ring a site of
4,300 squa­re met­res. The rede­ve­lo­p­ment work on the for­mer admi­nis­tra­ti­on
buil­ding, which was erec­ted in the 1970s, is set to start in July 2013. The stu­dent
house is expec­ted to open in time for the 2014 win­ter semes­ter once it has been
fit­ted out with high-qua­li­ty fur­ni­tu­re and faci­li­ties. The total invest­ment volu­me will
be about 40 mil­li­on euros. Finan­cing part­ner of the pro­ject is HSH Nord­bank.
Inter­na­tio­nal Cam­pus will run the buil­ding under the brand “THE FIZZ”.

“THE FIZZ Frank­furt” is one of seve­ral resi­den­ti­al buil­ding pro­jects curr­ent­ly in
pro­gress in Gal­lus. Num­e­rous buil­dings in the dis­trict Frank­furt-Gal­lus which were
pre­vious­ly used for indus­tri­al or com­mer­cial pur­po­ses are now being used in a new
way. The­re are, for exam­p­le, three pro­jects taking place on Main­zer Land­stras­se, a
site on Lahn­stras­se, and part of the for­mer Adler fac­to­ry site on Kley­er­stras­se. They
will be trans­for­med into around 1,500 apart­ments altog­e­ther over the next few years
and will even­tual­ly be able to accom­mo­da­te up to 3,000 Frank­furt resi­dents.

Horst Lie­der, CEO of Inter­na­tio­nal Cam­pus AG, said: “Frank­furt offers us some per­fect
oppor­tu­ni­ties to invest in stu­dent accom­mo­da­ti­on. From an investor’s point of view,
Frank­furt is a high­ly attrac­ti­ve loca­ti­on with a very good opportunity/risk pro­fi­le.
Rents are high in Frank­furt and the­re is an extre­me­ly high demand for small dwel­lings
– and not just among stu­dents. “THE FIZZ Frank­furt” is in an expo­sed loca­ti­on from
which most of the uni­ver­si­ty buil­dings can be rea­ched by public trans­port within
20 minu­tes.” Mr. Lie­der added: “The design of the for­mer admi­nis­tra­ti­on buil­ding
also allows us to use flo­or plans which are typi­cal of our brand wit­hout any
limi­ta­ti­ons. The buil­ding will be strip­ped down to its shell, under­go exten­si­ve
rede­ve­lo­p­ment, and then be equip­ped to meet the KfW 70 ener­gy effi­ci­en­cy
stan­dard so that it can be used as a new apart­ment house accor­ding to our
expec­ta­ti­ons.”

Frank­furt archi­tec­tu­re firm Magnus Kami­niarz & Cie have taken respon­si­bi­li­ty for the
design and con­ver­si­on work. The buil­ding has part­ly eight flo­ors and part­ly ten flo­ors,
and will be hea­ted by a dis­trict hea­ting sys­tem. The stu­dent resi­dence will have
com­mu­nal are­as such as a recep­ti­on, a coo­king area, a laun­dry lounge, a fit­ness area,
and seve­ral stu­dy and semi­nar rooms. The­re will also be an ade­qua­te num­ber of
par­king bays and bicy­cle racks, while a main ent­rance area with the recep­ti­on and a
con­cier­ge will gua­ran­tee secu­ri­ty and com­fort. The apart­ments will ran­ge from 21 to
24 squa­re met­res and will be ful­ly fur­nis­hed with a bed, a desk, a chair, and
cup­boards. They will also each have a modern show­er room and a kit­chenet­te which
includes a fri­dge, a micro­wa­ve, and a cera­mic hob.

The­re are num­e­rous local public trans­port ser­vices in clo­se pro­xi­mi­ty to
“THE FIZZ Frank­furt”. The “Schwal­ba­cher Stras­se” tram stop is direct­ly oppo­si­te the
buil­ding, while the “Gal­lus­war­te” sub­ur­ban train sta­ti­on is also only a short walk
away. The Main River is easy to get to by bicy­cle, and the shop­ping and cul­tu­ral
cent­re “Sky­line Pla­za” and the main train sta­ti­on are just 1.5 and two kilo­me­t­res
away respec­tively. About 55,000 young peo­p­le stu­dy at two gene­ral and eight
spe­cia­list uni­ver­si­ties in the Main metro­po­lis.

In addi­ti­on to “THE FIZZ Frank­furt”, Inter­na­tio­nal Cam­pus AG is rea­li­sing fur­ther
“THEFIZZ” stu­dent accom­mo­da­ti­ons in Ber­lin (in part­ner­ship with the group
Gädeke & Sons) and in Frei­burg / Breis­gau (in coope­ra­ti­on with Wohn­bau Stu­ckert
AG / GEWO GmbH). The stu­dent resi­dence “THE FIZZ Bre­men” ope­ned for the 2012
win­ter semes­ter.
