- Former office building to be transformed into a student accommodation with about 390 high-quality apartments

International Campus AG is creating a student residence
in Frankfurt am Main. Following extensive renovation and redevelopment measures,
a vacant office building at Mainzer Landstrasse 323 will house about 390 new student
apartments. The apartment building will be in the centrally located district of Gallus
and will have approximately 8,500 square metres of living space covering a site of
4,300 square metres. The redevelopment work on the former administration
building, which was erected in the 1970s, is set to start in July 2013. The student
house is expected to open in time for the 2014 winter semester once it has been
fitted out with high-quality furniture and facilities. The total investment volume will
be about 40 million euros. Financing partner of the project is HSH Nordbank.
International Campus will run the building under the brand “THE FIZZ”.
“THE FIZZ Frankfurt” is one of several residential building projects currently in
progress in Gallus. Numerous buildings in the district Frankfurt-Gallus which were
previously used for industrial or commercial purposes are now being used in a new
way. There are, for example, three projects taking place on Mainzer Landstrasse, a
site on Lahnstrasse, and part of the former Adler factory site on Kleyerstrasse. They
will be transformed into around 1,500 apartments altogether over the next few years
and will eventually be able to accommodate up to 3,000 Frankfurt residents.
Horst Lieder, CEO of International Campus AG, said: “Frankfurt offers us some perfect
opportunities to invest in student accommodation. From an investor’s point of view,
Frankfurt is a highly attractive location with a very good opportunity/risk profile.
Rents are high in Frankfurt and there is an extremely high demand for small dwellings
– and not just among students. “THE FIZZ Frankfurt” is in an exposed location from
which most of the university buildings can be reached by public transport within
20 minutes.” Mr. Lieder added: “The design of the former administration building
also allows us to use floor plans which are typical of our brand without any
limitations. The building will be stripped down to its shell, undergo extensive
redevelopment, and then be equipped to meet the KfW 70 energy efficiency
standard so that it can be used as a new apartment house according to our
expectations.”
Frankfurt architecture firm Magnus Kaminiarz & Cie have taken responsibility for the
design and conversion work. The building has partly eight floors and partly ten floors,
and will be heated by a district heating system. The student residence will have
communal areas such as a reception, a cooking area, a laundry lounge, a fitness area,
and several study and seminar rooms. There will also be an adequate number of
parking bays and bicycle racks, while a main entrance area with the reception and a
concierge will guarantee security and comfort. The apartments will range from 21 to
24 square metres and will be fully furnished with a bed, a desk, a chair, and
cupboards. They will also each have a modern shower room and a kitchenette which
includes a fridge, a microwave, and a ceramic hob.
There are numerous local public transport services in close proximity to
“THE FIZZ Frankfurt”. The “Schwalbacher Strasse” tram stop is directly opposite the
building, while the “Galluswarte” suburban train station is also only a short walk
away. The Main River is easy to get to by bicycle, and the shopping and cultural
centre “Skyline Plaza” and the main train station are just 1.5 and two kilometres
away respectively. About 55,000 young people study at two general and eight
specialist universities in the Main metropolis.
In addition to “THE FIZZ Frankfurt”, International Campus AG is realising further
“THEFIZZ” student accommodations in Berlin (in partnership with the group
Gädeke & Sons) and in Freiburg / Breisgau (in cooperation with Wohnbau Stuckert
AG / GEWO GmbH). The student residence “THE FIZZ Bremen” opened for the 2012
winter semester.
