International Campus AG to realise student residence
“THE FIZZ Frankfurt” on Mainzer Landstrasse

Inter­na­tional Campus AG is creating a student residence
in Frank­furt am Main. Follo­wing exten­sive renova­tion and redeve­lo­p­ment measures,
a vacant office building at Mainzer Landstrasse 323 will house about 390 new student
apart­ments. The apart­ment building will be in the centrally located district of Gallus
and will have appro­xi­m­ately 8,500 square metres of living space covering a site of
4,300 square metres. The redeve­lo­p­ment work on the former adminis­tra­tion
building, which was erected in the 1970s, is set to start in July 2013. The student
house is expected to open in time for the 2014 winter semester once it has been
fitted out with high-quality furni­ture and facili­ties. The total invest­ment volume will
be about 40 million euros. Finan­cing partner of the project is HSH Nordbank.
Inter­na­tional Campus will run the building under the brand “THE FIZZ”.

“THE FIZZ Frank­furt” is one of several residen­tial building projects currently in
progress in Gallus. Numerous buildings in the district Frank­furt-Gallus which were
previously used for indus­trial or commer­cial purposes are now being used in a new
way. There are, for example, three projects taking place on Mainzer Landstrasse, a
site on Lahnstrasse, and part of the former Adler factory site on Kleyer­strasse. They
will be trans­formed into around 1,500 apart­ments altog­e­ther over the next few years
and will eventually be able to accom­mo­date up to 3,000 Frank­furt residents.

Horst Lieder, CEO of Inter­na­tional Campus AG, said: “Frank­furt offers us some perfect
oppor­tu­ni­ties to invest in student accom­mo­da­tion. From an investor’s point of view,
Frank­furt is a highly attrac­tive location with a very good opportunity/risk profile.
Rents are high in Frank­furt and there is an extre­mely high demand for small dwellings
– and not just among students. “THE FIZZ Frank­furt” is in an exposed location from
which most of the univer­sity buildings can be reached by public trans­port within
20 minutes.” Mr. Lieder added: “The design of the former adminis­tra­tion building
also allows us to use floor plans which are typical of our brand without any
limita­tions. The building will be stripped down to its shell, undergo exten­sive
redeve­lo­p­ment, and then be equipped to meet the KfW 70 energy effici­ency
standard so that it can be used as a new apart­ment house accor­ding to our
expec­ta­tions.”

Frank­furt archi­tec­ture firm Magnus Kaminiarz & Cie have taken respon­si­bi­lity for the
design and conver­sion work. The building has partly eight floors and partly ten floors,
and will be heated by a district heating system. The student residence will have
communal areas such as a recep­tion, a cooking area, a laundry lounge, a fitness area,
and several study and seminar rooms. There will also be an adequate number of
parking bays and bicycle racks, while a main entrance area with the recep­tion and a
concierge will guarantee security and comfort. The apart­ments will range from 21 to
24 square metres and will be fully furnished with a bed, a desk, a chair, and
cupboards. They will also each have a modern shower room and a kitchenette which
includes a fridge, a micro­wave, and a ceramic hob.

There are numerous local public trans­port services in close proxi­mity to
“THE FIZZ Frank­furt”. The “Schwal­ba­cher Strasse” tram stop is directly opposite the
building, while the “Gallus­warte” suburban train station is also only a short walk
away. The Main River is easy to get to by bicycle, and the shopping and cultural
centre “Skyline Plaza” and the main train station are just 1.5 and two kilome­tres
away respec­tively. About 55,000 young people study at two general and eight
specia­list univer­si­ties in the Main metro­polis.

In addition to “THE FIZZ Frank­furt”, Inter­na­tional Campus AG is reali­sing further
“THEFIZZ” student accom­mo­da­tions in Berlin (in partner­ship with the group
Gädeke & Sons) and in Freiburg / Breisgau (in coope­ra­tion with Wohnbau Stuckert
AG / GEWO GmbH). The student residence “THE FIZZ Bremen” opened for the 2012
winter semester.
