International Campus converts office spaces in Frankfurt into apartments

144 apartments for professionals are being created in Bockenheim under the HVNS brand

Inter­na­tio­nal Cam­pus GmbH (IC), a com­pa­ny spe­cia­li­sing in tem­po­ra­ry housing con­cepts, has acqui­red a vacant office buil­ding and an adja­cent resi­den­ti­al pro­per­ty in Frank­furt. The buil­dings mea­su­re a total of more than 10,600 m² and will be used for the crea­ti­on of 144 apart­ments under brand HVNS (deri­ved from “havens”). With its living con­cept, HVNS is spe­ci­fi­cal­ly geared towards pro­fes­sio­nals. In addi­ti­on to the ful­ly fur­nis­hed, modern apart­ments ran­ging from 26 to 50 m² with kit­chen and bath­room, ten­ants can use the faci­li­ty­’s own gym and cowor­king area. The com­mon are­as can be used free of char­ge by ten­ants, their fri­ends and acquain­tances. Plans have also been made for a bar and a roof ter­race to allow for rela­xing evenings. In addi­ti­on, the­re are some XL apart­ments available with an avera­ge size of 105 m².

The seven-storey office buil­ding, which is to be con­ver­ted to resi­den­ti­al use, and the adja­cent resi­den­ti­al pro­per­ty are loca­ted at Vol­ta­stra­ße 81 in Bocken­heim, one of the most cen­tral resi­den­ti­al dis­tricts in the ban­king metro­po­lis. The cen­tral sta­ti­on and the Cen­tral Busi­ness Dis­trict, whe­re many banks, con­sul­tanci­es, insu­rance com­pa­nies and inter­na­tio­nal firms are loca­ted, are only a few minu­tes away by tram. HNVS is per­fect­ly loca­ted for pro­fes­sio­nals who are loo­king for a first or second resi­dence with a short com­mu­te to work.

“As part of our growth stra­tegy, we ope­ra­te very fle­xi­bly: from buy­ing a plot of land and sub­se­quent­ly deve­lo­ping an apart­ment buil­ding, to purcha­sing turn­key pro­per­ties from other deve­lo­pers or even con­ver­ting office pro­per­ties — thanks to our exper­ti­se, any­thing is pos­si­ble”, says Gerold Sprin­ger, Direc­tor Acqui­si­ti­on at IC.

The com­plex, which includes 81 par­king spaces, is sche­du­led for com­ple­ti­on in the second half of 2022. The con­ver­si­on works are due to start in sum­mer this year.
