The move reflects a clear market trend: accor\u00adding to the latest JLL study, \u201cGerman PBSA Market Perspec\u00adtives 2026,\u201d around 469,500 inter\u00adna\u00adtional students were enrolled in Germany in the 2025\/26 winter semester \u2013 an increase of 46 percent compared with 2014. They now account for around 30 percent of all first-year students. What is lacking is a housing market tailored to their needs: immedia\u00adtely available, fully furnished accom\u00admo\u00adda\u00adtion with predic\u00adtable all-inclu\u00adsive rental costs. To date, this type of offering has developed only slowly. THE FIZZ is now speci\u00adfi\u00adcally addres\u00adsing this gap with THE FIZZ Plus.<\/p>\n\n
THE FIZZ Plus goes beyond conven\u00adtional furnished apart\u00adments by adding ameni\u00adties designed to make everyday life easier from day one. These include kitchen utensils, a micro\u00adwave, coffee machine, bed linen, Bluetooth speaker, as well as a projector or TV; the exact range of ameni\u00adties varies by location. The apart\u00adments can be booked as a separate category. Depen\u00adding on the location and apart\u00adment type, the additional charge is moderate and forms part of the all-inclu\u00adsive rent.<\/p>\n\n

The pilot project at THE FIZZ Berlin Kreuz\u00adberg achieved full occup\u00adancy of the THE FIZZ Plus apart\u00adments in its very first letting cycle, demons\u00adt\u00adra\u00adting the signi\u00adfi\u00adcant level of actual demand. The category has also been very well received at the locations where it has recently been intro\u00adduced. For the proper\u00adties, it generates additional revenue from the existing portfolio with a manageable level of invest\u00adment per apartment.There is also a sustaina\u00adbi\u00adlity aspect: as many inter\u00adna\u00adtional students stay in one location for only one or two semes\u00adters, furni\u00adture and house\u00adhold items are often purchased new and disposed of again shortly after\u00adwards. By contrast, the furnis\u00adhings provided in THE FIZZ Plus apart\u00adments remain in the apart\u00adment and are inspected, cleaned and replaced as neces\u00adsary between tenan\u00adcies. Over their useful life, they there\u00adfore replace purchases that would other\u00adwise be made by several succes\u00adsive tenants.<\/p>\n\n
