Follo\u00adwing exten\u00adsive renova\u00adtion and redeve\u00adlo\u00adp\u00adment measures,<br>\na vacant office building at Mainzer Landstrasse 323 will house about 390 new student<br>\napart\u00adments. The apart\u00adment building will be in the centrally located district of Gallus<br>\nand will have appro\u00adxi\u00adm\u00adately 8,500 square metres of living space covering a site of<br>\n4,300 square metres. The redeve\u00adlo\u00adp\u00adment work on the former adminis\u00adtra\u00adtion<br>\nbuilding, which was erected in the 1970s, is set to start in July 2013. The student<br>\nhouse is expected to open in time for the 2014 winter semester once it has been<br>\nfitted out with high-quality furni\u00adture and facili\u00adties. The total invest\u00adment volume will<br>\nbe about 40 million euros. Finan\u00adcing partner of the project is HSH Nordbank.<br>\nInter\u00adna\u00adtional Campus will run the building under the brand \u201cTHE FIZZ\u201d.<\/p>\n<p>\u200d<\/p>\n<p>\u201cTHE FIZZ Frank\u00adfurt\u201d is one of several residen\u00adtial building projects currently in<br>\nprogress in Gallus. Numerous buildings in the district Frank\u00adfurt-Gallus which were<br>\npreviously used for indus\u00adtrial or commer\u00adcial purposes are now being used in a new<br>\nway. There are, for example, three projects taking place on Mainzer Landstrasse, a<br>\nsite on Lahnstrasse, and part of the former Adler factory site on Kleyer\u00adstrasse. They<br>\nwill be trans\u00adformed into around 1,500 apart\u00adments altog\u00ade\u00adther over the next few years<br>\nand will eventually be able to accom\u00admo\u00addate up to 3,000 Frank\u00adfurt residents.<\/p>\n<p>\u200d<\/p>\n<p>Horst Lieder, CEO of Inter\u00adna\u00adtional Campus AG, said: \u201cFrank\u00adfurt offers us some perfect<br>\noppor\u00adtu\u00adni\u00adties to invest in student accom\u00admo\u00adda\u00adtion. From an investor\u2019s point of view,<br>\nFrank\u00adfurt is a highly attrac\u00adtive location with a very good opportunity\/risk profile.<br>\nRents are high in Frank\u00adfurt and there is an extre\u00admely high demand for small dwellings<br>\n\u2013 and not just among students. \u201cTHE FIZZ Frank\u00adfurt\u201d is in an exposed location from<br>\nwhich most of the univer\u00adsity buildings can be reached by public trans\u00adport within<br>\n20 minutes.\u201d Mr. Lieder added: \u201cThe design of the former adminis\u00adtra\u00adtion building<br>\nalso allows us to use floor plans which are typical of our brand without any<br>\nlimita\u00adtions. The building will be stripped down to its shell, undergo exten\u00adsive<br>\nredeve\u00adlo\u00adp\u00adment, and then be equipped to meet the KfW 70 energy effici\u00adency<br>\nstandard so that it can be used as a new apart\u00adment house accor\u00adding to our<br>\nexpec\u00adta\u00adtions.\u201d\n<\/p>\n<p>Frank\u00adfurt archi\u00adtec\u00adture firm Magnus Kaminiarz &amp; Cie have taken respon\u00adsi\u00adbi\u00adlity for the<br>\ndesign and conver\u00adsion work. The building has partly eight floors and partly ten floors,<br>\nand will be heated by a district heating system. The student residence will have<br>\ncommunal areas such as a recep\u00adtion, a cooking area, a laundry lounge, a fitness area,<br>\nand several study and seminar rooms. There will also be an adequate number of<br>\nparking bays and bicycle racks, while a main entrance area with the recep\u00adtion and a<br>\nconcierge will guarantee security and comfort. The apart\u00adments will range from 21 to<br>\n24 square metres and will be fully furnished with a bed, a desk, a chair, and<br>\ncupboards. They will also each have a modern shower room and a kitchenette which<br>\nincludes a fridge, a micro\u00adwave, and a ceramic hob.\n<\/p>\n<p>There are numerous local public trans\u00adport services in close proxi\u00admity to<br>\n\u201cTHE FIZZ Frank\u00adfurt\u201d. The \u201cSchwal\u00adba\u00adcher Strasse\u201d tram stop is directly opposite the<br>\nbuilding, while the \u201cGallus\u00adwarte\u201d suburban train station is also only a short walk<br>\naway. The Main River is easy to get to by bicycle, and the shopping and cultural<br>\ncentre \u201cSkyline Plaza\u201d and the main train station are just 1.5 and two kilome\u00adtres<br>\naway respec\u00adtively. About 55,000 young people study at two general and eight<br>\nspecia\u00adlist univer\u00adsi\u00adties in the Main metro\u00adpolis.\n<\/p>\n<p>\u200d<\/p>\n<p>In addition to \u201cTHE FIZZ Frank\u00adfurt\u201d, Inter\u00adna\u00adtional Campus AG is reali\u00adsing further<br>\n\u201cTHEFIZZ\u201d student accom\u00admo\u00adda\u00adtions in Berlin (in partner\u00adship with the group<br>\nGa\u0308deke &amp; Sons) and in Freiburg \/ Breisgau (in coope\u00adra\u00adtion with Wohnbau Stuckert<br>\nAG \/ GEWO GmbH).
