The rese\u00adarch<br>\ncon\u00adsul\u00adtancy bul\u00adwi\u00aden\u00adge\u00adsa esti\u00adma\u00adtes that by 2015 the\u00adre will be<br>\nabout 2.8 mil\u00adli\u00adon stu\u00addents. Small-sca\u00adle resi\u00adden\u00adti\u00adal<br>\naccom\u00admo\u00adda\u00adti\u00adon in attrac\u00adti\u00adve towns is in par\u00adti\u00adcu\u00adlar\u00adly short<br>\nsup\u00adp\u00adly. It is pre\u00adcis\u00ade\u00adly in the\u00adse cities whe\u00adre stu\u00addents are<br>\ncom\u00adpe\u00adting for one- or two-room apart\u00adments with most\u00adly more<br>\nafflu\u00adent young pro\u00adfes\u00adsio\u00adnals, com\u00admut\u00aders, and sin\u00adgle peo\u00adp\u00adle.\n<\/p>\n<p>The high demand has attrac\u00adted the atten\u00adti\u00adon of deve\u00adlo\u00adpers and<br>\ninves\u00adtors with a ran\u00adge of dif\u00adfe\u00adrent con\u00adcepts, stra\u00adte\u00adgies and<br>\npro\u00adducts. While stu\u00addent housing in Ger\u00adma\u00adny is by no means yet<br>\nan asset class in its own right, like resi\u00adden\u00adti\u00adal, offices or hotel<br>\npro\u00adper\u00adty, the mar\u00adket and demand for it are, howe\u00adver,<br>\ndeve\u00adlo\u00adping. In times of decli\u00adning returns on tra\u00addi\u00adtio\u00adnal real<br>\nestate invest\u00adments, insti\u00adtu\u00adtio\u00adnal inves\u00adtors are sear\u00adching for<br>\nalter\u00adna\u00adti\u00adves which com\u00adbi\u00adne relia\u00adble cash flows with hig\u00adher actu\u00adal returns than the returns anti\u00adci\u00adpa\u00adted by the mar\u00adket.<\/p>\n<p>Inter\u00adna\u00adtio\u00adnal Cam\u00adpus has issued the first Stu\u00addent Housing fund<br>\nespe\u00adci\u00adal\u00adly for the\u00adse inves\u00adtors. We are curr\u00adent\u00adly pro\u00advi\u00adding more<br>\nthan 2,400 apart\u00adments as a capi\u00adtal invest\u00adment and for the fund<br>\nin eight loca\u00adti\u00adons. The\u00adre are seve\u00adral<br>\nnews\u00adpa\u00adper reports of emer\u00adgen\u00adcy<br>\naccom\u00admo\u00adda\u00adti\u00adon, bizar\u00adre flat\u00adma\u00adte \u201caudi\u00adtions\u201d and run-down rooms<br>\nfar from the uni\u00adver\u00adsi\u00adty. The<br>\nenorm\u00adous demand for small-sca\u00adle<br>\naccom\u00admo\u00adda\u00adti\u00adon from stu\u00addents is<br>\nalso boos\u00adted by demand from<br>\nother groups\u2014for exam\u00adp\u00adle, young<br>\npro\u00adfes\u00adsio\u00adnals, com\u00admut\u00aders or<br>\nsin\u00adgles.<\/p>\n<p>\u200d<\/p>\n<h4>Many students, little accommodation <\/h4>\n<p>Accor\u00adding to the Ger\u00adman Natio\u00adnal Asso\u00adcia\u00adti\u00adon for Stu\u00addent Affairs (Deut\u00adsches Stu\u00adden\u00adten\u00adwerk), at the start of the win\u00adter term 2013\/14 the\u00adre were more than 50,000 stu\u00addents on the wai\u00adting lists. At the same time the\u00adre are only about 230,000 sub\u00adsi\u00addi\u00adzed places in halls of resi\u00addence. The\u00adre are appro\u00adxi\u00adm\u00adate\u00adly ano\u00adther fur\u00adther 10,000 places under con\u00ads\u00adtruc\u00adtion or in the plan\u00adning stage. The stu\u00addent asso\u00adcia\u00adti\u00adons are thus pro\u00advi\u00adding less than 10% of stu\u00addent housing. Month\u00adly apart\u00adment ren\u00adtals in attrac\u00adti\u00adve uni\u00adver\u00adsi\u00adty towns ran\u00adge from \u20ac350 \u2013&nbsp; 600.<\/p>\n<p>\u200d<\/p>\n<h3>Current studies of student housing<\/h3>\n<h4>Study: Macro-scoring the student housing market<\/h4>\n<p>In Macro-scoring Ger\u00adman Stu\u00addent Housing Mar\u00adket from Octo\u00adber 2013 the rese\u00adarch experts from bul\u00adwi\u00aden\u00adge\u00adsa eva\u00adlua\u00adted all Ger\u00adman uni\u00adver\u00adsi\u00adty cities with more than 7,000 stu\u00addents in a scoring. Accor\u00adding to the ana\u00adly\u00adsis of 18 varia\u00adbles from the cate\u00adgo\u00adries, sta\u00adtus quo, histo\u00adry and per\u00adspec\u00adti\u00adve, 25 out of 76 towns pro\u00advi\u00adde very good con\u00addi\u00adti\u00adons for invest\u00adment in stu\u00addent housing. The dri\u00advers of a high long-term demand are the incre\u00adasing pro\u00adpor\u00adti\u00adon of tho\u00adse entit\u00adled to stu\u00addy as well as the incre\u00adasing num\u00adber of uni\u00adver\u00adsi\u00adty ent\u00adrants start\u00ading their stu\u00addies. The first five places, with an excel\u00adlent reward\/risk ratio, are Munich (80.9%), Hano\u00adver (77%), Colo\u00adgne (75%), Ber\u00adlin &nbsp;(73.8%) and Frank\u00adfurt (73.6%). bul\u00adwi\u00aden\u00adge\u00adsa con\u00adsiders stu\u00addent housing to be a pro\u00adfi\u00adta\u00adble invest\u00adment pro\u00adduct, which can achie\u00adve a long-term and secu\u00adre rate of return of 5 \u2013 6%.<\/p>\n<p>\u200d<\/p>\n<h4>Study: Spotlight European <\/h4>\n<h4>Student Housing<\/h4>\n<p>In their stu\u00addy on Spot\u00adlight Euro\u00adpean Stu\u00addent Housing, the inter\u00adna\u00adtio\u00adnal pro\u00adper\u00adty ser\u00advices pro\u00advi\u00adder Savills, came to the con\u00adclu\u00adsi\u00adon: \u201cThe Stu\u00addent housing invest\u00adment mar\u00adket matures\u201d. Inves\u00adtors loo\u00adking for a return found stu\u00addent housing pro\u00advi\u00added a sta\u00adble cash flow. The returns in prime loca\u00adti\u00adons reach about 5.5% in Ger\u00adma\u00adny, Gre\u00adat Bri\u00adtain and France. Rising inco\u00admes, living stan\u00addards and rapidly incre\u00adasing num\u00adbers of for\u00adeign stu\u00addents ensu\u00adre that the\u00adre is a signi\u00adfi\u00adcant group of stu\u00addents with very high expec\u00adta\u00adti\u00adons for their accom\u00admo\u00adda\u00adti\u00adon. In this regard Savills empha\u00adsise that, for the most part, the\u00adre are no tui\u00adti\u00adon fees any\u00admo\u00adre in Ger\u00adma\u00adny.<\/p>\n<p>\u200d<\/p>\n<h4>Study: Cities with tight Student Housing markets<\/h4>\n<p>In the ran\u00adking Tight Stu\u00addent Housing mar\u00adkets in Ger\u00adma\u00adny, the Ber\u00adlin pro\u00adper\u00adty deve\u00adlo\u00adper GBI AG ana\u00adly\u00adses 81 uni\u00adver\u00adsi\u00adty sites with 22 varia\u00adbles. Today 25 attrac\u00adti\u00adve cities and uni\u00adver\u00adsi\u00adty towns have alre\u00ada\u00addy very tight stu\u00addent housing mar\u00adkets \u2013 also in the next deca\u00addes the\u00adse cities will have an enorm\u00adous demand for stu\u00addent accom\u00admo\u00adda\u00adti\u00adons. Bes\u00adi\u00adde metro\u00adpo\u00adli\u00adses like Munich, Ham\u00adburg and Frank\u00adfurt, the\u00adre is a very tight housing mar\u00adket for stu\u00addents e.g. in Bre\u00admen, Frei\u00adburg and Hano\u00adver. Stu\u00addy: Invest in Stu\u00addent Housing In their stu\u00addy Invest\u00adment in Stu\u00addent Housing in May 2013, Bouw\u00adfonds Invest\u00adment Manage\u00adment, an issuing house belon\u00adging to the Dutch Rabo\u00adbank Group, esti\u00adma\u00adted the total invest\u00adment in Ger\u00adma\u00adny, France, Gre\u00adat Bri\u00adtain and the Net\u00adher\u00adlands as being around \u20ac300 bn (with an avera\u00adge value of \u20ac45,000 per room). 48% of all inter\u00adna\u00adtio\u00adnal stu\u00addents come to Euro\u00adpe to stu\u00addy. Ger\u00adma\u00adny is one of the top five desti\u00adna\u00adti\u00adons for stu\u00addents in the world. Here the\u00adre are now more than 600 mas\u00adter\u2019s cour\u00adses offe\u00adred in the Eng\u00adlish lan\u00adguage. Becau\u00adse stu\u00addent apart\u00adments offer\u00adat\u00adtrac\u00adti\u00adve returns with a low risk pro\u00adfi\u00adle, stu\u00addent housing is to be an attrac\u00adti\u00adve asset class which can pro\u00advi\u00adde solid capi\u00adtal growth for an exis\u00adting port\u00adfo\u00adlio.<\/p>\n<p>\u200d<\/p>\n<h3>Three questions for Horst Lieder about the student housing fund:<\/h3>\n<h4>International Campus has founded an investment trust; can you tell us more about it? <\/h4>\n<p>Inter\u00adna\u00adtio\u00adnal Cam\u00adpus AG has laun\u00adched an invest\u00adment trust \u201cInter\u00adna\u00adtio\u00adnal Cam\u00adpus Stu\u00addent I SCA\u201d based in Luxem\u00adbourg for the expan\u00adsi\u00adon of the plat\u00adform. In a first clo\u00adsing we have alre\u00ada\u00addy acqui\u00adred \u20ac50 m of equi\u00adty capi\u00adtal. That puts us direct\u00adly into the invest\u00adment pha\u00adse. The plan\u00adned equi\u00adty capi\u00adtal volu\u00adme is \u20ac250 \u2013 300 m, with which we will be able to expand a port\u00adfo\u00adlio with a total volu\u00adme of \u20ac600 \u2013 800 m.<\/p>\n<h4>For whom would this be an attractive investment opportunity? <\/h4>\n<p>The par\u00adti\u00adci\u00adpa\u00adti\u00adon offer of the fund is direc\u00adted towards pro\u00adfes\u00adsio\u00adnal inves\u00adtors who wish to invest a mini\u00admum of \u20ac10 m within the con\u00adtext of a pri\u00adva\u00adte pla\u00adce\u00adment. The expec\u00adted term is five to seven years \u2013 with a tar\u00adget return on equi\u00adty capi\u00adtal (IRR) amoun\u00adting to 14 per cent.<\/p>\n<p>\u200d<\/p>\n<h4>What strategy are you pursuing?<\/h4>\n<p>Curr\u00adent\u00adly Inter\u00adna\u00adtio\u00adnal Cam\u00adpus is pro\u00advi\u00adding more than 2,200 stu\u00addent apart\u00adments for the fund in seven Ger\u00adman cities, for exam\u00adp\u00adle in Frank\u00adfurt, Ber\u00adlin and Hano\u00adver. Fur\u00adther pro\u00adjects are alre\u00ada\u00addy in the pipe\u00adline and we are con\u00adstant\u00adly asses\u00adsing fur\u00adther loca\u00adti\u00adons to expand our port\u00adfo\u00adlio. Our objec\u00adti\u00adve is to be one of the lea\u00adding pro\u00advi\u00adders of stu\u00addent housing in Ger\u00adma\u00adny within five years.<\/p>\n<p>\u200d<\/p>\n<h3>News<\/h3>\n<h4>Eleven elite universities I<\/h4>\n<p>n Ger\u00adma\u00adny today the\u00adre are ele\u00adven \u201cEli\u00adte Uni\u00adver\u00adsi\u00adties\u201d, which recei\u00adve addi\u00adtio\u00adnal public fun\u00adding for their rese\u00adarch and future deve\u00adlo\u00adp\u00adment plans. Among the cities with eli\u00adte uni\u00adver\u00adsi\u00adties are Bre\u00admen and Ber\u00adlin. <\/p>\n<h4>CBRE foresees a demand for 47,000 apartments <\/h4>\n<p>In their Mar\u00adket Report on Stu\u00addent Housing from April 2013, the pro\u00adper\u00adty con\u00adsul\u00adtancy CBRE esti\u00adma\u00adte that the\u00adre is a cur\u00adrent demand for 47,000 addi\u00adtio\u00adnal stu\u00addent apart\u00adments in the upper seg\u00adment alo\u00adne.<\/p>\n<h4>Berlin continues to grow<\/h4>\n<p>The\u00adre are around 3.375 mil\u00adli\u00adon peo\u00adp\u00adle living in Ber\u00adlin (Decem\u00adber 2012). Alo\u00adne in 2012 the popu\u00adla\u00adti\u00adon increased by 41,324 \u2013 while this year saw only 4,500 resi\u00adden\u00adti\u00adal units being com\u00adple\u00adted. In the capi\u00adtal the\u00adre<\/p>\n<p>are more than 160,000 stu\u00addents atten\u00adding 42 uni\u00adver\u00adsi\u00adties. <\/p>\n<h4>More single-person households<\/h4>\n<p>The Fede\u00adral Sta\u00adtis\u00adti\u00adcal Office (Sta\u00adtis\u00adti\u00adsches Bun\u00addes\u00adamt) has estab\u00adlished, that 41 per cent of all Ger\u00adman house\u00adholds con\u00adsist of only one per\u00adson \u2013 whe\u00adre\u00adas in 1991 it was still only 34 per cent. In cities like Ber\u00adlin or Frank\u00adfurt<\/p>\n<p>the pro\u00adpor\u00adti\u00adon of sin\u00adgle-per\u00adson house\u00adholds is over 50 per cent.<\/p>\n<h4>\u20ac864 income<\/h4>\n<p>Accor\u00adding to the 20th Social Sur\u00advey, published in sum\u00admer 2013 by the Ger\u00adman Natio\u00adnal Asso\u00adcia\u00adti\u00adon for Stu\u00addent Affairs (Deut\u00adsche Stu\u00adden\u00adten\u00adwer\u00adke), stu\u00addents in Ger\u00adma\u00adny have an avera\u00adge dis\u00adposable month\u00adly inco\u00adme of \u20ac864. Accor\u00adding to the sur\u00advey 26% of stu\u00addents have a month\u00adly inco\u00adme of over \u20ac1,000, but the stu\u00addy is based on data from 2010-12. We assu\u00adme that this pro\u00adpor\u00adti\u00adon is pro\u00adba\u00adb\u00adly now about 30% as inco\u00admes and rents have risen to some ext\u00adent. In the past two years, many Ger\u00adman cities have seen rents rise by 5\u201310% per year. Accor\u00adding to the sur\u00advey, bet\u00adween 2010 and 2012 about 21% of stu\u00addents were pay\u00ading more than \u20ac350 for rent and ancil\u00adla\u00adry cos\u00adts. The avera\u00adge rent was \u20ac298. 62% of all stu\u00addent are on full-time first degree cour\u00adses, are living away from home and are sin\u00adgle.<\/p>\n<h4>Young people \u201cswarming\u201d<\/h4>\n<p>Empi\u00adri\u00adca has estab\u00adlished that the group of 25- to 30-year-olds is con\u00adcen\u00adt\u00adra\u00adting in cer\u00adtain sel\u00adec\u00adted cities to a grea\u00adter ext\u00adent than in the past. The pro\u00adpor\u00adti\u00adon of young peo\u00adp\u00adle is now more than 30% abo\u00adve the Ger\u00adman avera\u00adge in 18 Ger\u00adman cities, inclu\u00adding Frei\u00adburg, Leip\u00adzig, Jena, Munich and Darm\u00adstadt.<\/p>\n<h4>World Universities 2013<\/h4>\n<p>Accor\u00adding to the Aca\u00adde\u00admic Ran\u00adking of World Uni\u00adver\u00adsi\u00adties 2013, the\u00adre are four Ger\u00adman uni\u00adver\u00adsi\u00adties among the 100 best of the world: TU Munich and the uni\u00adver\u00adsi\u00adties of Hei\u00addel\u00adberg, Munich and Frei\u00adburg.<\/p>\n<h4>Germany still attractive<\/h4>\n<p>In 2012 the\u00adre were a total of 265,000 regis\u00adtered for\u00adeign stu\u00addents in Ger\u00adma\u00adny.
