{"id":1690,"date":"2013-10-02T09:55:34","date_gmt":"2013-10-02T07:55:34","guid":{"rendered":"https:\/\/ic-campus.com\/international-campus-launches-a-fund\/"},"modified":"2023-06-20T17:42:19","modified_gmt":"2023-06-20T15:42:19","slug":"international-campus-launches-a-fund","status":"publish","type":"post","link":"https:\/\/ic-campus.com\/en\/international-campus-launches-a-fund\/","title":{"rendered":"International Campus launches a fund"},"content":{"rendered":"<h2>International Campus launches a fund for student housing,<br>\ncapitalizing on its existing platform and deep pipeline<br>\n<\/h2>\n<ul>\n<li>Luxem\u00adbourg vehicle will build up a portfolio of up to \u20ac800 million invest\u00adment volume<\/li>\n<li>First closing of \u20ac50 million equity realized<\/li>\n<li>In total an amount of \u20ac250 million Euro equity will be collected<\/li>\n<li>Eight \u201cTHE FIZZ\u201d residen\u00adtial buildings for students with more than 2,400\n<p>\t\t\t\t\t\t\tapart\u00adments are being realized in seven cities<\/p><\/li>\n<\/ul>\n<p>Aiming to further develop its platform for student<br>\naccom\u00admo\u00adda\u00adtion, Inter\u00adna\u00adtional Campus AG, the Munich specia\u00adlist for develo\u00adping and<br>\nopera\u00adting modern student residences, has incor\u00adpo\u00adrated in Luxem\u00adbourg Inter\u00adna\u00adtional<br>\nCampus Student Housing I S.C.A. (the \u201cFund\u201d) for profes\u00adsional inves\u00adtors. The purpose<br>\nand objec\u00adtive of the Fund is the creation of a larger portfolio of residen\u00adtial buildings\n<\/p>\n<p>for students, prima\u00adrily in Germany. These will be developed by<br>\nInter\u00adna\u00adtional Campus AG and predo\u00admi\u00adnantly operated with uniform quality<br>\nstandards under the brand \u201cTHE FIZZ\u201d.\n<\/p>\n<p>\u201cWe have raised \u20ac50 million of equity in a first closing and there\u00adwith enter directly<br>\ninto the invest\u00adment stage. Talks with a number of further equity inves\u00adtors are<br>\ncurrently underway\u201d, explains Horst Lieder, CEO of Inter\u00adna\u00adtional Campus AG. All-in-<br>\nall, Inter\u00adna\u00adtional Campus AG plans to raise up to \u20ac250 million in Fund commit\u00adments.\n<\/p>\n<p>\u201cWe plan to raise at least up to \u20ac250 million equity. This would allow us to build a<br>\nportfolio with a total invest\u00adment volume of up to \u20ac800 million. Finan\u00adcing condi\u00adtions<br>\nin Germany are currently very favourable in compa\u00adrison with other count\u00adries both in<br>\nterms of interest rates and access to credit. Inter\u00adna\u00adtional Campus AG will also invest<br>\nin the portfolio by commit\u00adting 5% to 6% of the capital of the Fund. This ensures full\n<\/p>\n<p>alignment of interests between inves\u00adtors and Inter\u00adna\u00adtional Campus as the developer,<br>\noperator and ultim\u00adately a fellow investor\u201d, conti\u00adnues Lieder.\n<\/p>\n<p>It is planned to develop proper\u00adties within the Fund over the next 3\u20135 years and exit<br>\nwithin 5 to 7 years. Attrac\u00adtive risk-adjusted returns with a target yield (IRR) of 14 %<br>\non the equity are expected. \u201cThe strategy of creating a platform of this nature for a<br>\nlarge-volume portfolio in the area of student housing provides an attrac\u00adtive product<br>\nfor insti\u00adtu\u00adtional inves\u00adtors that is unlike anything currently available in Germany for<br>\nthis segment. This is another step forward in provi\u00adding access for inves\u00adtors to student<br>\nhousing in Germany as a standa\u00adlone asset\u201d, adds Rolf Engel, chairman of the board of<br>\nInter\u00adna\u00adtional Campus AG.\n<\/p>\n<h3>Seven projects in six TOP cities secured for International Campus AG\u2019s Luxembourg<br>\nFund<br>\n<\/h3>\n<p>The ongoing project develo\u00adp\u00adments of Inter\u00adna\u00adtional Campus AG and invest\u00adments<br>\nmade in this context are all earmarked for the Luxem\u00adbourg Fund. This includes:\n<\/p>\n<ul>\n<li><strong>Bremen:<\/strong> Inter\u00adna\u00adtional Campus AG has acquired \u201cTHE FIZZ Bremen\u201d with 336 student apart\u00adments, a building that Inter\u00adna\u00adtional Campus AG developed and operates. The FIZZ Bremen was completed in 2012 and is fully let.<\/li>\n<li><strong>Berlin:<\/strong> Jointly with the Berlin family business Ga\u0308deke &amp; Sons, Inter\u00adna\u00adtional<br>\nCampus AG is develo\u00adping \u201cTHE FIZZ Berlin\u201d with 212 apart\u00adments;<br>\nconstruc\u00adtion has already started. The first students will move in in the winter<br>\nsemester of 2014.<\/li>\n<li><strong>Frank\u00adfurt:<\/strong> A converted office building, \u201cTHE FIZZ Frank\u00adfurt\u201d in the<br>\nGallus\u00adviertel district will provide 382 student apart\u00adments offering the same<br>\nquality as a new building. The start of construc\u00adtion is imminent and opening<br>\nis scheduled for October 2014.<\/li>\n<li><strong>Frank\u00adfurt:<\/strong> Close to the Sommer\u00adhoff\u00adpark, \u201cTHE FIZZ Frank\u00adfurt II\u201d, with ca.<br>\n390 apart\u00adments, is being developed by Inter\u00adna\u00adtional Campus AG jointly with<br>\nthe Berlin family business Ga\u0308deke &amp; Sons and OFB Projekt\u00adent\u00adwick\u00adlung GmbH<br>\nas total contractor. Opening is scheduled for October 2015. Inter\u00adna\u00adtional<br>\nCampus AG is currently coordi\u00adna\u00adting with the city of Frank\u00adfurt as part of the<br>\nplanning process.<\/li>\n<li><strong>Darmstadt:<\/strong> A preli\u00admi\u00adnary building permit has been issued for this property,<br>\nwhich was recently acquired by Inter\u00adna\u00adtional Campus AG. \u201cTHE FIZZ<br>\nDarmstadt\u201d will provide ca. 350 apart\u00adments and is expected to be ready for<br>\noccup\u00adancy by October 2015.<\/li>\n<li><strong>Hanover:<\/strong> In Hanover, Inter\u00adna\u00adtional Campus AG has taken over a project at an<br>\nadvanced stage of develo\u00adp\u00adment. \u201cTHE FIZZ Hannover\u201d will provide 302<br>\napart\u00adments. Construc\u00adtion is slated to start shortly and the building is<br>\nscheduled to open in summer semester 2015.<\/li>\n<li><strong>Hamburg:<\/strong> In Hamburg, Inter\u00adna\u00adtional Campus AG is develo\u00adping<br>\n\u201cTHEFIZZ\u00adHam\u00adburg\u201d jointly with the Hanseatic Group as part of a larger<br>\noverall develo\u00adp\u00adment. The building with ca. 292 apart\u00adments will be ready for<br>\noccup\u00adancy for the winter semester of 2015.<\/li>\n<\/ul>\n<p>Besides these Fund projects, Inter\u00adna\u00adtional Campus AG expects to operate an eighth<br>\nresiden\u00adtial building for students that has been built by the GbR GEWO Stuckert<br>\nWohnbau AG in Freiburg; the indivi\u00addual apart\u00adments are expected to be sold to private inves\u00adtors in part owner\u00adship. The building work for \u201cTHE FIZZ+ Freiburg\u201d with 149 apart\u00adments in two construc\u00adtion stages is already quite advanced. The topping-<br>\nout ceremony for the first construc\u00adtion stage will take place on 17 October 2013. The<br>\nfirst students can then move in by the summer semester of 2014.<\/p>\n<p>Once these eight student residences are opened, Inter\u00adna\u00adtional Campus AG will be<br>\nopera\u00adting more than 2,400 apart\u00adments in seven cities.\n<\/p>\n<p>In addition to this, Inter\u00adna\u00adtional Campus AG is also revie\u00adwing the feasi\u00adbi\u00adlity of other<br>\nprojects for expan\u00adding the portfolio from its existing pipeline of locations in large<br>\nuniver\u00adsity cities in western Germany. \u201cThis ensures that we can make efficient and<br>\nsustainable use of the currently highly favourable time window for this kind of<br>\ninvest\u00adment\u201d, says Lieder.<\/p>\n","protected":false},"excerpt":{"rendered":"<p>Aiming to further develop its platform for student accom\u00admo\u00adda\u00adtion, Inter\u00adna\u00adtional Campus AG, the Munich specia\u00adlist for develo\u00adping and opera\u00adting modern student residences, has incor\u00adpo\u00adrated in Luxem\u00adbourg Inter\u00adna\u00adtional Campus Student Housing I S.C.A.
