The Stan\u00adding Con\u00adfe\u00adrence of the Minis\u00adters of Edu\u00adca-tion and Cul\u00adtu\u00adral Affairs (KMK) has con\u00adsider\u00ada\u00adb\u00adly rai\u00adsed its fore\u00adcasts for the num\u00adber of new stu\u00addents. It now assu\u00admes \u2013 as have many obser\u00advers for years \u2013 that by 2020 around half a mil-lion young peo\u00adp\u00adle per year will begin uni\u00adver\u00adsi\u00adty. For\u00adt\u00adu\u00adna\u00adte\u00adly, public stu\u00addent grants (Baf\u00f6G) will also be rai\u00adsed to con\u00adtem\u00adpo-rary levels.&nbsp;<\/p>\n<p>The per\u00adcep\u00adti\u00adon and accep\u00adtance of the asset class is gro\u00adwing around the world. The inter\u00adna\u00adtio\u00adnal con\u00adsul\u00adtancy group Savills clai\u00admed recent\u00adly: \u201cStu\u00addent accom\u00admo\u00adda\u00adti\u00adon beca\u00adme a suc\u00adcessful and important asset class during the glo\u00adbal finan\u00adcial cri\u00adsis.\u201d Against the back\u00addrop of ongo\u00ading low inte\u00adrest rates, invest\u00adment alter\u00adna\u00adti\u00adves which offer reasonable returns have beco\u00adme more popu\u00adlar than ever with insti\u00adtu\u00adtio\u00adnal inves\u00adtors.&nbsp;<\/p>\n<p>The last few months have also been exci\u00adting for Inter\u00adna\u00adtio\u00adnal Cam\u00adpus. We have streng\u00adthe\u00adned our team, moved to a new of-fice and ven\u00adtu\u00adred into the Dutch mar\u00adket, whe\u00adre the\u00adre will be a shorta\u00adge of some 28,000 stu\u00addent apart\u00adments by 2020. Tog\u00ade\u00adther with DUWO, the Dutch mar\u00adket lea\u00adder for stu\u00addent accom\u00admo\u00adda-tion, we will see more than 2,200 stu\u00addent apart\u00adments com\u00adplet-ed in the next few years as inves\u00adtor and co-deve\u00adlo\u00adper. In this IC news\u00adlet\u00adter, we will take a look at cur\u00adrent trends and the resi\u00adden-tial mar\u00adket in Ber\u00adlin. We will also intro\u00addu\u00adce our new\u00adly estab-lished cor\u00adpo\u00adra\u00adte con\u00adsul\u00adtancy firm \u201cCon\u00adsul\u00adting Cum Lau\u00adde\u201d.&nbsp;<\/p>\n<p><strong>Horst Lie\u00adder&nbsp;<\/strong><\/p>\n<p>CEO of Inter\u00adna\u00adtio\u00adnal Cam\u00adpus AG&nbsp;<\/p>\n<p>\u200d<\/p>\n<h3>Student living: current trends&nbsp;<\/h3>\n<p><strong>Fore\u00adcasts adjus\u00adted&nbsp;<\/strong><\/p>\n<p>At the begin\u00adning of July 2014, the Stan\u00adding Con\u00adfe\u00adrence of the Minis-ters of Edu\u00adca\u00adti\u00adon and Cul\u00adtu\u00adral Af-fairs (KMK) con\u00adsider\u00ada\u00adb\u00adly rai\u00adsed its fore\u00adcast for the num\u00adber of new stu\u00addents \u2013 a well-over\u00addue cor\u00adrec-tion, accor\u00adding to many obser\u00advers. The KMK now assu\u00admes that some 500,000 young peo\u00adp\u00adle will begin uni\u00adver\u00adsi\u00adty in the next few years. The num\u00adber of stu\u00addents will even reach more 465,000 in 2025. So far seve\u00adral fac\u00adtors have been un-dere\u00adsti\u00adma\u00adted by offi\u00adci\u00adals. For one, the tem\u00adpo\u00adra\u00adry dou\u00adble volu\u00adme of A\u2011level stu\u00addents lea\u00adving school due to edu\u00adca\u00adtio\u00adnal reforms will also have an impact in the medi-um term, plus the\u00adre is also a grea\u00adter influx from abroad. The num\u00adber of for\u00adeign stu\u00addents at Ger\u00adman uni\u00adver\u00adsi\u00adties, high schools and tech\u00adni\u00adcal col\u00adleges is expec\u00adted to rise rapidly to 300,000 by 2020. While stu\u00addent fees in the UK, for exam\u00adp\u00adle, can amount to up to EUR 18,000 per aca\u00adde\u00admic year, Ger-many has the advan\u00adta\u00adge of having no stu\u00addent fees.&nbsp;<\/p>\n<p><strong>Trend towards more edu\u00adca\u00adti\u00adon&nbsp;<\/strong><\/p>\n<p>In 2012 almost 54 per cent of school lea\u00advers had hig\u00adher edu\u00adca-tion ent\u00adrance qua\u00adli\u00adfi\u00adca\u00adti\u00adons \u2013 in 2003 it was only 39 per cent. Dur-ing this peri\u00adod the per\u00adcen\u00adta\u00adge of new stu\u00addents rose from almost 40 to more than 61 per cent. Ac-cor\u00adding to sur\u00adveys, 77 per cent of A\u2011level stu\u00addents plan to go to uni-ver\u00adsi\u00adty after finis\u00adhing school. Sin\u00adce 2011 the per\u00adcen\u00adta\u00adge of new stu-dents has con\u00adstant\u00adly been abo\u00adve 50 per cent. But while the num\u00adber of stu\u00addents has increased by 25 per cent in the last 12 years, the num\u00adber of rooms in resi\u00addenc-es has hard\u00adly grown by more than 4 per cent.&nbsp;<\/p>\n<p>\u200d<\/p>\n<h3>Demand exceeds small-scale&nbsp;<\/h3>\n<p><strong>resi\u00adden\u00adti\u00adal cosns\u00adtruc\u00adtion&nbsp;<\/strong><\/p>\n<p>Whe\u00adther it is a shared apart\u00adment, a place in stu\u00addent accom\u00admo\u00adda\u00adti\u00adon or a sin\u00adgle apart\u00adment, small-sca\u00adle resi\u00adden\u00adti\u00adal accom\u00admo\u00adda\u00adti\u00adon is rare, and demand is sub\u00adse\u00adquent\u00adly high. The\u00adre con\u00adti\u00adnues to be an acu\u00adte shorta\u00adge of housing in many me-tro\u00adpo\u00adli\u00adses and uni\u00adver\u00adsi\u00adty towns. Accor\u00adding to the recent fifth re-port by Allens\u00adbach Rese\u00adarch Ins\u00adti-tute and Reemts\u00adma Foun\u00adda\u00adti\u00adon entit\u00adled \u201cStu\u00addy con\u00addi\u00adti\u00adons 2014\u201d, 72 per cent of all new stu\u00addents in Ger\u00adma\u00adny expe\u00adri\u00aden\u00adced \u201cdif\u00adfi\u00adcul\u00adty\u201d or \u201cgre\u00adat dif\u00adfi\u00adcul\u00adty\u201d in fin\u00adding ap-pro\u00adpria\u00adte accom\u00admo\u00adda\u00adti\u00adon. While con\u00ads\u00adtruc\u00adtion is once again incre\u00adas-ing in Ger\u00adma\u00adny, only very few stu-dents are actual\u00adly bene\u00adfiting from this.&nbsp;<\/p>\n<p><strong>Moun\u00adting com\u00adpe\u00adti\u00adti\u00adon&nbsp;<\/strong><\/p>\n<p>As part of the stron\u00adger migra\u00adti\u00adon to cities and metro\u00adpo\u00adli\u00adtan are\u00adas, the rising share of peo\u00adp\u00adle living alo\u00adne and incre\u00adasing mobi\u00adli\u00adty, mi-cro apart\u00adments are beco\u00adming a huge\u00adly sought-after com\u00admo\u00addi\u00adty. Post-gra\u00addua\u00adtes, com\u00admut\u00aders, sin-gles and stu\u00addents are all loo\u00adking for the same type of small-sca\u00adle resi\u00adden\u00adti\u00adal accom\u00admo\u00adda\u00adti\u00adon. Ac-cor\u00adding to the fifth Allens\u00adbach re-port, appro\u00adpria\u00adte accom\u00admo\u00adda\u00adti\u00adon is \u201cextre\u00adme\u00adly important\u201d to 27 per cent of stu\u00addents. For 30 per cent of all uni\u00adver\u00adsi\u00adty stu\u00addents, accom-moda\u00adti\u00adon was a fac\u00adtor in deci\u00adding whe\u00adre to stu\u00addy. A recent report by the inter\u00adna\u00adtio\u00adnal con\u00adsul\u00adtancy com\u00adpa\u00adny Roland Ber\u00adger con\u00adfirm\u00aded the trend: by 2025 \u2013 over the next ele\u00adven years \u2013 the num\u00adber of house\u00adholds in Ger\u00adma\u00adny will in-crease by around 2 per\u00adcent. With some 41 mil\u00adli\u00adon house\u00adholds, this cor\u00adre\u00adsponds to an increase of more than 800,000 house\u00adholds. This is a clear indi\u00adca\u00adti\u00adon that one- and two-room apart\u00adments will be par\u00adti\u00adcu\u00adlar\u00adly sought after in Ger-many.<\/p>\n<p>\u200d<\/p>\n<h3>In focus: Berlin&nbsp;<\/h3>\n<p><strong>Stu\u00addent accom\u00admo\u00adda\u00adti\u00adon&nbsp;<\/strong><\/p>\n<p><strong>Mar\u00adket in the capi\u00adtal&nbsp;<\/strong><\/p>\n<p>Ber\u00adlin is very popu\u00adlar among stu\u00addents. A total of 164,728 young peo\u00adp\u00adle are en-rol\u00adled at the city\u2019s four uni\u00adver\u00adsi-ties, three art schools, seven tech\u00adni\u00adcal col\u00adleges and seve\u00adral dozen pri\u00adva\u00adte uni\u00adver\u00adsi\u00adties. Three of the four uni\u00adver\u00adsi\u00adties are eli\u00adte uni\u00adver\u00adsi\u00adties. Around 16 per cent of stu\u00addents are from abroad. Of the stu\u00addents in Ber\u00adlin who took part in the fifth Allens\u00adbach re-port \u201cStu\u00addy con\u00addi\u00adti\u00adons 2014\u201d, 82 per cent expe\u00adri\u00aden\u00adced \u201cdif\u00adfi-cul\u00adties\u201d or \u201cgre\u00adat dif\u00adfi\u00adcul\u00adties\u201d in fin\u00adding accom\u00admo\u00adda\u00adti\u00adon. The\u00adre are a total of 9,411 places in stu\u00addent accom\u00admo\u00adda\u00adti\u00adon, which cor\u00adre\u00adsponds to an accom\u00admo\u00adda-tion ratio of 6 per cent. The res-iden\u00adti\u00adal vacan\u00adcy rate in Ber\u00adlin stands at just around 2 per cent. Rents have accor\u00addin\u00adgly risen: by 36.5 per cent on avera\u00adge from 2008 to 2013. Demand for ac-com\u00admo\u00adda\u00adti\u00adon in the city cent\u00adre within the S\u2011Bahn ring is par\u00adti\u00adcu-lar\u00adly high. Of all Ber\u00adlin house-holds, 54 per cent are sin\u00adgle-per\u00adson house\u00adholds.&nbsp;<\/p>\n<p><strong>\u201cThe metro\u00adpo\u00adlis is awa\u00adke\u00adning\u201c&nbsp;<\/strong><\/p>\n<p>The eco\u00adno\u00admic fore\u00adcasts for Ber-lin are also posi\u00adti\u00adve. A recent stu\u00addy by PWC ranks Ber\u00adlin at num\u00adber 11 of the world\u2019s 30 most important metro\u00adpo\u00adli\u00adtan are\u00adas. More than 200,000 peo-ple work in rese\u00adarch, and more than 200,000 work in the arts and crea\u00adti\u00adve indus\u00adtry. Gro\u00adwing eco\u00adno\u00admic and purcha\u00adsing pow-er, a high qua\u00adli\u00adty of life and ex-cel\u00adlent infra\u00adstruc\u00adtu\u00adre attract around 50,000 peo\u00adp\u00adle \u2013 most of them young \u2013 each year. By 2020 the EU expects the exch\u00adan\u00adge pro-gram\u00adme to cost EUR 14.8 bil\u00adli\u00adon. By 2019 it is expec\u00adted that around 500,000 young peo\u00adp\u00adle will enrol at uni-ver\u00adsi\u00adty each year. Accor\u00adding to KMK, the num\u00adber of new stu-dents in 2013 amoun\u00adted to around 507,000.&nbsp;<\/p>\n<p><strong>Bava\u00adria to increase fun\u00adding for stu\u00addent apart\u00adments&nbsp;<\/strong><\/p>\n<p>Fede\u00adral Sta\u00adte Bava\u00adria plans to increase fun\u00adding for the con-struc\u00adtion of stu\u00addent resi\u00adden\u00adces. In order to crea\u00adte 1,000 new places in stu\u00addent accom\u00admo\u00adda-tion, fun\u00adding has been increased to EUR 27.5 mil\u00adli\u00adon for 2014 \u2013 which cor\u00adre\u00adsponds to EUR 27,500 per one apart\u00adment.&nbsp;<\/p>\n<p><strong>Sta\u00adble per\u00adcen\u00adta\u00adge of new stu-dents&nbsp;<\/strong><\/p>\n<p>Sin\u00adce 2011 the per\u00adcen\u00adta\u00adge of new stu\u00addents in Ger\u00adma\u00adny has been con\u00adstant\u00adly abo\u00adve 50 per cent. Glo\u00adbal invest\u00adments in-creased from EUR 2.5 bil\u00adli\u00adon in 2007 to around EUR 5.3 bil\u00adli\u00adon in 2013.
